The United States is experiencing a widespread housing shortage, impacting even areas previously considered unaffected. The problem started two decades ago, with annual housing starts falling significantly below population growth needs. Currently, only about 1.1 million new homes are started annually, far less than the 1.6 million needed.
The shortage is due to various factors, including reduced construction after the Great Recession and regulatory barriers that slow down and increase the cost of housing development. This shortage has driven up housing costs, impacting even middle-class families in areas like Kalamazoo, Michigan.
Several states are attempting to alleviate the housing shortage by reforming regulations, including streamlining zoning and environmental rules. States such as California, Oregon, Montana, and Arizona have passed laws allowing increased housing density in previously restricted areas, like allowing duplexes and small apartment buildings in single-family neighborhoods.
The housing crunch has been well documented in high-cost big cities, where rents and mortgages break the bank. Now it has moved into the rest of the country.

Since 2010, builders have started about 1.1 million new homes a year on average — far below the 1.6 million needed to keep up with population growth.
