Agent Dino Capocci has listed countless properties near Lawrence Avenue, between Yonge Street and Avenue Road, but this semi-detached house was his first with a suite above the garage, complete with a kitchen and bathroom. The prices for standard semi-detached houses in the area hovered around $1.3-million, so he gave this one a higher starting point at $1.75-million.
“This was unique because it actually has a real laneway house up, and we see a lot of listings with ‘potential’ laneway [houses],” Mr. Capocci said.
“We didn’t go low and set an offer date because we’d seen a lot of people fail with that.”
Nearly 50 guests toured the property before one buyer made an offer. The final purchase price came in $90,000 under asking.
“It is only a two-bedroom semi, [but] there’s a roughly $500,000 garage with a beautiful suite upstairs that’s only one year old,” Mr. Capocci said.
“You have that option of using it as a guest suite for people visiting or the potential to rent it out. Or you could do live/work from home and use it as an office.”
The main two-storey structure on a 20-by 125-foot lot was built in 1932.
The main two storeys have been thoroughly modernized, though the basement is unfinished. There are open concept living and dining areas and an updated kitchen with quartz countertops and stainless steel appliances.
The main floor has a small, secondary bathroom, and a family room with a second fireplace, skylight, and a back door to a south-facing deck.
“It’s in a very high-demand area with great schools,” Mr. Capocci said.
“The John Wanless school district always attracts attention.”
